02 // THE VISION
Once the project goals and a realistic budget are established, your vision starts to take shape.

SCHEMATIC DESIGN
We refine your brief, test layout ideas, and establish a realistic budget. Once the concept captures your vision, we finalize spatial layouts and select the preliminary material palette.

PLANNING APPROVALS
We navigate the bureaucracy so you don't have to. We prepare the necessary documents and work directly with city or county officials to secure the required planning approvals for your specific site.

DESIGN DEVELOPMENT

Digging into the details. We bring the design to life. Exterior details, interior layouts, and room sizes are finalized. We coordinate all necessary consultants (structural, mechanical, etc.) so you have a single, cohesive plan.

CONSTRUCTION DOCUMENTATION
Once the design meets your objectives, we resolve all technical aspects. We produce detailed documents and specifications that serve as the instruction manual for your builder. Finding the right team. We don’t leave you to find a builder alone. We send documents to selected contractors, answer their technical queries, and help you evaluate bids. Our goal is to ensure you select the right partner at the right price, reducing the risk of unexpected costs during construction.

CONSTRUCTION ADMINISTRATION
This is the ultimate way to protect your investment and ensure the final quality matches your expectations We stay actively engaged on-site during construction. We attend regular site meetings to monitor progress, review builder submittals, and ensure the work is carried out exactly as designed. We act as your advocate, resolving field conditions and managing the process to a successful completion..
