A contemporary take on the Hawaiian home.

This project began as a feasibility study for a beachfront property on Kailua Beach on Oahu's east coast. The site was for sale, and Studio Graf produced a design proposal that would help prospective buyers see the property's potential. The study explores what the site could become, rather than serving any specific owner's brief.

The site is exceptional. Kailua Beach frames the property to the northeast, and the Ko'olau mountain range rises to the southwest, giving the property both sunrise and sunset views from opposite orientations. Capturing both without compromising either was the central planning challenge.

Studio Graf's response draws the residence as a set of building volumes arranged around a private central courtyard, with the massing organised to preserve clear sight lines toward both the beach and the mountains. The main living and entertainment spaces are lifted to the upper level, where they open fully to the panoramic views. Expansive sliding walls allow for natural cross-ventilation and flexible use of the space, and a visual connection remains open to the pool courtyard below. On the ground floor, bedrooms and a family room face the courtyard and a covered lanai, giving the private zones their own sheltered outdoor edge.

The courtyard is the heart of the plan. It functions as the family's primary gathering space, and it carries forward a central principle of traditional Hawaiian residential architecture: the outdoor room as the true centre of the home. What the study proposes is a contemporary reinterpretation of that idea. The courtyard, the lanai, the open-plan living, and the indoor-outdoor continuity are all drawn from a long regional tradition, but the architectural language, the materials, and the way space is shaped are unmistakably of today.
